[CANUFNET] CTLA appraisals in Ontario

Hey Oliver,

Good questions.

Firstly, I would suggest that following the guidance laid out in the 9th
Edition, you could conceivably develop your own rating for the plant based
on species-specific factors (see Tables 4.1 and 4.2 in the Guide), so it may
not be necessary to pick an 'alternative' species per se. Furthermore, the
Ontario supplement provides a species rating worksheet that you can use to
develop your own rating (pg. 18). That said, if you wanted to use the
alternative species approach for sumac instead, I would look for something
with similar characteristics (i.e., native, pioneer, aggressive growth,
etc.). I almost hate to suggest it, but something like black locust may not
be a bad surrogate. Other alternatives might be something like hawthorn or
serviceberry, perhaps. I would be inclined to use the worksheet in this
case, though.

As for A. negundo replacements I would probably substitute with A. ginnala
or A. campestre, perhaps depending upon whether the Manitoba you are
evaluating is scrubby or tree-formed (I am assuming you're looking for a
surrogate tree cost here, and not for an actual planting idea).

For U. americana, you could probably substitute with any number of elm
hybrids that are increasingly available, although some nurseries do list the
species in their catalogues, too.

Finally, I wouldn't pay for a quote (unless your client is willing to fund
that endeavour). We would usually use a certain multiplication factor over
and above the wholesale price of the trees to estimate installation cost.
>From ISAO: "Responses so far have shown that a factor of 2.5x for easy
installation and/or multiple trees for installed costs is still recommended.
The factor may go up to 3.5x for more difficult installations. Documentation
on how you came up with the unit tree cost is always the best approach to
take."

Ultimately, tree appraisal can be so subjective that as long as your
valuations are reasonable and defensible, you should be alright.

Cheers,

Alex

Greetings:

I'm doing a large appraisal project that has brought up a couple of
interesting issues. I'm keen to hear your opinions.

1) the Ontario supplement does not contain a species rating for Staghorn
sumac, Rhus typhina. What would you consider the best alternative to use for
a species rating? (I have one in mind ... just curious to hear what others
may have used and why).

2) Acer negundo (crapwood) and Ulmus americana (disease-prone) are not
available in the marketplace. What would you consider the best alternatives
to use for replacement plant material? (Again, I have ones in mind ... but
curious to hear what others suggest or may have used and why).

3) quotes for replacement trees and their delivery/installation are an
integral part of the valuations. How much, if anything, would you pay a
nursery or landscaping firm for a quote?
